Land transfer taxes are levied on purchasing any kind of real estate in Canada, including houses and condominiums. The province or municipal governments levy land transfer taxes whenever the ownership of any property changes. In certain areas, land transfer taxes can be referred to as a fee. Regardless of the nomenclature chosen, a particular financial amount must be paid to the local government whenever real estate is purchased.

In Ontario, since the tax rate represents a percentage of the home’s value, the tax burden is directly proportional to the cost of homeownership. Because of this, it can amount to a large sum, particularly on more expensive houses. When acquiring a property, it is strongly suggested that you budget for this tax in advance.

Land transfer taxes are typically overlooked as an expense when buying a home, especially by first-time buyers. However, as the buyer must pay the tax upfront in cash, these taxes are essential to consider. Unless the customer is eligible for a full rebate, there is no way to avoid it.

First-time homebuyers who purchase both new and resale properties are entitled to earn rebates on the provincial land transfer taxes they pay. First-time homebuyers are eligible for a $4,000 provincial land transfer tax (LTT) rebate. However, if purchasing a home in Toronto, an additional LTT rebate of $4,475 is available because a special Toronto land transfer tax applies solely to Toronto properties.

For the first $55,000 its 0.5 % of $55,000,

+ 1.0% of the amount ranging from $55,001 to $250,000,

+ 1.5 % of the amount between $250,001 to $400,000,

+ 2.0 % of the amount above $400,000,

+ 2.5 % of the amount in excess of $2,000,000.

Additional Land Transfer Tax in Toronto
